Bothell doesn’t get as many headlines as Bellevue or Kirkland, but people who live there tend to love it, and people who buy there tend to stay. There’s a reason for that. It’s a community that works: good schools, genuine neighborhood character, reasonable commute access, and a price point that still offers real value on the Eastside.

I’ve worked with buyers and sellers in Bothell for years, and I’ve watched it evolve. Here’s what I’m seeing right now.

What I’m Seeing in the Bothell Market Right Now

The Eastside market in May 2026 is still moving, but at a more comfortable pace than it was running a year ago or in the early months of 2026. For buyers, that’s actually good news. There’s a bit more room to breathe, more time to be thoughtful rather than reactive.

In the $750K to $1M range, which includes a meaningful portion of Bothell’s single-family inventory, demand is present and consistent. Homes that are prepared and priced well are still seeing activity in the first week to two weeks on market. What’s changed from a couple of years ago is that overpriced listings are sitting. Buyers are better informed and less willing to stretch on homes that don’t justify the ask.

The $1M to $1.5M range, which Bothell’s nicer neighborhoods and larger homes often land in, is the most active segment on the Eastside right now. About one in four new listings in that range goes under contract within the first seven days. That’s meaningful demand.

For sellers: pricing accuracy and presentation matter more than they did when every home was moving in a weekend. For buyers: you have a little more time, but the good ones are still moving. Don’t mistake “less frantic” for “no competition.”

Why People Choose Bothell

Bothell gives people something the closer-in Eastside cities can’t always deliver: more house for the money, without sacrificing quality of life. The school districts are strong, with the Northshore School District consistently ranking well. The neighborhoods are established and have genuine character.

Downtown Bothell has come a long way. The revitalized Main Street corridor has dining, local businesses, and an energy that simply didn’t exist a decade ago. Combine that with easy access to I-405 and SR-522, and you have a city that’s genuinely well-connected.

For buyers who’ve been priced out of Kirkland or want more space than Bellevue‘s price point allows, Bothell often becomes the answer. And it’s an answer that holds up well over time.
