Across Kirkland, Bellevue, Bothell, and Redmond, more homes are coming to market than at this same point last year. Buyers have more to choose from. Sellers are competing with more options. Pricing precision matters more than it has in months.

What I’m Watching This Week

Inventory is up. More homes came to market on the Eastside this week than we saw at this same point last year, and that pattern has been building for several weeks. More selection is good news for buyers. For sellers, it means you’re competing with more options than you were six months ago, and pricing has to reflect that.

The $1M to $1.5M range is still moving well. First-week activity there is holding close to last year’s pace, which tells me move-up demand in that bracket is real. Above $1.5M, things have quieted. Homes are taking longer to find buyers, and the ones sitting are almost always the ones that came out too high.

What This Means for You

If You’re Thinking About Selling

The market rewards accurate pricing right now and punishes wishful thinking. Get the price right at launch. Well-priced homes are still moving, while overpriced listings are sitting. It’s harder to recover from a stale listing than most people expect.

If You’re Thinking About Buying

The Eastside has more to look at than it has in a while. That’s a real opportunity, especially if you’ve been frustrated by limited options in the $1M to $1.5M range. There’s more selection, and in some price bands, a bit more room to negotiate than we’ve seen in recent months.
