Seattle’s $750K–$1M
Is the Tightest Market in the Region
Across Seattle, the market is holding up well this spring. The $750K to $1M segment is the most competitive I’m tracking anywhere in the region right now, and the $1M to $1.5M range has been consistently strong week over week.
What I’m Watching This Week
Seattle is performing comparatively well this spring. The $750K to $1M segment is the most active I’m tracking anywhere in the region right now. Homes are moving quickly there, and buyers are competing. First-week pending rates in that bracket are actually running ahead of where they were at this same point last year, which is not something you can say about most price bands right now.
The $1M to $1.5M range in Seattle has also been consistently strong, with a healthy share of new listings going pending within the first month, week after week. If you’ve been watching Seattle and waiting for things to slow down, you haven’t seen it yet in those price bands.
What This Means for You
“The $750K to $1M range in Seattle is moving faster than it was at this same point last year. That’s not something you see in many markets right now. If you’re buying in that range, you need to be ready.”

Seattle’s core segments are still moving, and well-priced homes in the $750K to $1.5M range are finding buyers quickly. If you’ve been waiting for the right moment, this spring window is still open. Preparation and pricing matter, but the demand is there.
Seattle’s $750K to $1M market is competitive. Have your financing sorted before you start looking. Homes in that range are not sitting. The $1M to $1.5M band gives you a bit more time to think, but not much. Being ready to move when the right one shows up is still the strategy that works.
